
Langer/Meringoff Properties is a fully integrated real estate investment firm. We are principals and invest for our own account as a private real estate investment company. We have played an active ownership role in the greater Los Angeles area since 1982.
Acquisition Parameters:
- Property Type: Existing commercial, non-residential properties. Renovation projects will be considered, but not vacant land.
- Price: Minimum $15 million. No maximum. This may be a single property or the combined value of a portfolio of properties.
- Location: Primary focus is Southern California followed by the western states.
History
Our roots are in Hollywood, initially in 1983 acquiring two of the four corners of Hollywood & Vine-Hollywood & Vine Plaza and 1680 North Vine Street (Taft Building). The Taft Building is currently the cornerstone of a $400 million development program and Hollywood & Vine Plaza represents our conversion of the historic Broadway Department Store into an office building which has recently been converted into high end condos. We have been one of the largest private owners in Hollywood with additional holdings including 6430 Sunset Boulevard and 1741 Ivar Avenue and have been among the most active members of the Hollywood Chamber of Commerce and co-founders of the Hollywood Business Improvement District.
The organization has been active throughout the Westside and Wilshire Center office markets, including the ownership of the Santa Monica Physicians Center, 2701 Ocean Park, 2801 West Sixth Street, 8455 Beverly Boulevard and 4720 Lincoln Boulevard. We have been continuously active in downtown Los Angeles, including the Warner Jewelry Center, 861 South Grand Street, 1052 West Sixth Street, 521, 523 and 525 South Broadway and 317 West Fifth Street. We have owned and been active in the turn-around of retail and shopping centers, including the Marina Square in Marina Del Rey and Town Square in Riverside, as well as Palmdale Plaza in Palmdale. Most recently, we were involved in the acquisition of a multi-state retail portfolio consisting of approximately thirty properties.
Brokers
We are principals, not brokers. However, the vast majority of our acquisitions, dispositions and leases come from the brokerage community. Our company policy provides that we pay, but cannot receive commissions. Further, we will guarantee the brokers' fees for "off-market" transactions.
We understand that our success is dependent on the brokerage community.
Transaction Flexibility
We maintain the flexibility to structure transactions that are highly customized to meet the specific disposition objectives of each seller. The company's strategic approach to acquisitions includes joint ventures, net leases, partial sale leasebacks, tax-free exchanges and fee purchases.
Our long-term acquisition success has been based on our ability to identify and evaluate properties that may be subject to certain issues that may include:
- Significant current or pending vacancy
- Physical concerns
- Need for a "quiet transaction"
- Properties requiring capital improvements, but lacking cash flow
- Desire for a quick transaction
- Owners who would like to trade management problems for "pure" cash flow
Process
Langer/Meringoff Properties maintains a streamlined decision-making process which allows us to quickly analyze investment opportunities, quantify the risk, and commit the resources necessary to react to opportunities expeditiously. Extensive in-house due diligence, creativity, confidentiality, and an ability to make decisions quickly are the company's distinctive strengths. Regardless of the transaction structure, we can close quickly on an all-cash basis. We often submit offers within 48 hours of receiving the applicable property information.
